Facility Maintenance Lead
Shift: 1st Shift, Direct Hire
Pay Range: $30-$32/hour (Based on
experience)
Location: Milwaukee
Reports To: Facilities Manager / Director of Operations
Job Purpose:
The Facility Maintenance Lead is responsible for overseeing and performing the maintenance, repair, and turnover of all Client-owned properties, including residential apartment units. This role ensures that all maintenance work is performed in a safe, efficient, and timely manner while adhering to OSHA safety standards. The Maintenance Lead will coordinate daily tasks through the work order system, manage maintenance staff, and interface with third-party contractors to maintain operational excellence across all facilities.
Key Responsibilities:

Develop and implement a proactive preventive maintenance plan across all Client-owned properties.

Conduct regular property inspections, document findings, and initiate necessary work orders.

Prioritize and assign maintenance work orders based on urgency and resource availability.

Ensure unit turnovers are completed within five business days of vacancy.

Perform hands-on maintenance tasks including plumbing, carpentry, electrical repairs, and painting.

Maintain proper inventory control and expenditure tracking for maintenance supplies and materials.

Perform clerical duties as needed, including documentation and system updates.

Serve as on-call emergency contact 24/7, coordinating response actions when necessary.

Source and manage third-party contractors, ensuring at least three bids are obtained before selection.

Train new and existing maintenance personnel on safety procedures and OSHA compliance.

Foster a safe, respectful, and inclusive environment, especially when interacting with tenants who may have disabilities or trauma-related conditions.

Perform other duties as assigned to support operational and facility goals.
Required Skills and Qualifications:

Strong mechanical and carpentry skills with hands-on experience in building maintenance.

Knowledge and understanding of OSHA standards and best practices in facility safety.

Proven ability to lead a team, assign tasks, and follow through on project completion.

Effective oral and written communication skills for reporting and coordination.

High level of professionalism and ability to work with diverse stakeholders, tenants, and contractors.

Flexible and calm under pressure with the ability to prioritize multiple responsibilities.

Sensitivity to and understanding of mental health and trauma-related conditions, particularly when interacting with residents from diverse cultural and socioeconomic backgrounds.

Strong organizational skills and attention to detail.

Ability to use digital work order systems and basic computer applications for documentation.
Preferred Qualifications:

Prior experience working in property management, residential maintenance, or a similar role.

Experience supervising maintenance teams and coordinating with external vendors.

Familiarity with HUD, supportive housing environments, or nonprofit housing services is a plus.
