Maintenance Operative – Manchester, M1Salary: £28,000 per annumHours Per Week: Monday – Friday 9am – 6pmVita StudentVita Student delivers the world’s best student living experience thanks to its ‘all in’ offering which is centred around the resident’s needs, We offer style, luxury & comfort to our student residents, surrounded by premium amenities and a vibrant city life.Our Maintenance Operatives….Our Maintenance Operatives deliver a critical service, ensuring our luxury residential properties are consistently functioning at their highest capacity across all areas of building management, 24 hours a day. This is a customer-facing environment where you will be responsible for maintaining Vita Student’s residence to the highest standards.

• Perform the preventive and corrective maintenance for fire alarm and firefighting system
• Understand plant room functions such as diagnosing, maintaining and repairing central systems
• Respond to maintenance requests, promptly addressing guest and staff reports of issues with plumbing, electrical, heating/cooling, lighting, furniture, and other equipment.
• Conduct regular inspections of residence facilities to identify potential issues and performing scheduled maintenance tasks (PPM)
• General repairs, such as fixing minor issues like leaky plumbing, broken fixtures, malfunctioning appliances, damaged doors, and wall repairs.
• Basic carpentry and painting, performing minor tasks like replacing flooring, repairing furniture, and touch-up painting & decorating.
• Stock management, keeping track of maintenance supplies and parts needed for repairs
• Safety compliance. Adhering to all safety regulations and procedures when performing maintenance tasks.
• Ground works, maintaining the upkeep of outdoor areas such as grass-cutting & hedge-trimming/shaping.
• Ensuring consistent collaboration with other departments, such as housekeeping, front desk, and management to coordinate maintenance needs and guest requests.

Who We’re Looking ForVita Student delivers a luxury, all-encompassing residential experience to our students. Our aim is to guarantee the best customer service to all residents 24 hours a day, 7 days a week. To achieve this, our Maintenance Operatives need to be able to demonstrate technical knowledge and practical experience.Mandatory Criteria

• Experienced delivering preventive and corrective fire alarm and firefighting system maintenance
• Strong working familiarity working within plant rooms.
• Skilled across a variety of maintenance functions such as plumbing, electrical, heating/cooling, lighting, furniture, and general equipment.
• Well-versed in delivering Planned Preventative Maintenance (PPM) within a similar environment.
• Demonstrable understanding and adherence of safety compliance regulations and procedures.

Nice to Have

• Stock management experience would be a great advantage
• Experience of maintaining external ground works
• IT literate
