:Reports To: Associate Director, Sustainability and ConservationSummary: The Project Manager will oversee the responsibility of identifying, implementing and tracking of conservation projects including Energy, Water and Waste (EWW) across the CAPREIT portfolio. Additionally, the Project Manager will fulfill the requirements of the Energy Conservation and Demand Management (CDM) Programs from the Ontario Power Authority, in coordination with Toronto Hydro.Responsibilities:

  • Energy Saving Opportunities & Action Plan – Oversee and participate to identify, assess, prioritize and recommend to senior management, EWW savings opportunity projects including both capital improvement projects and operational and maintenance changes. This will include the preparation of business cases to justify capital expenditures, annual utility & operational savings, and incentives/rebates from various agencies to maximize funding available for EWW savings projects.
  • Budgeting & Forecasting – Prepare and maintain the annual capital expenditure budget for all Sustainability & Energy Conservation projects across CAPREIT’s portfolio. Participate in quarterly forecasting exercises to maintain an updated project pipeline to ensure accurate implementation of expected budget execution.
  • Energy, Water & Waste, Reporting & Benchmarking – Oversee the tracking and monitoring of EWW consumption for each facility/process that captures current monthly consumption and an inventory of major equipment. Develop and deliver training to staff on the tracking and monitoring system.
  • Integrated Building Automation Platform – Responsible for the implementation of an integrated building automation platform and overseeing of the subsequent monitoring and maintenance of the platform.
  • Maintenance and Operating Schedules – Working with Technical Services, review and provide a description of the control systems, operating schedules, and maintenance practices at each facility/process to identify operational savings. Develop maintenance practices and programs to enhance energy efficiency. Examples would include: reprogramming controls to shutdown equipment and lighting when not required, developing a checklist to ensure that all shutdown procedures are properly implemented and followed.
  • Primary Assessment – Review existing study reports and perform a high-level assessment, including a walk through audit of each major process area of each site, to identify EWW savings opportunities and to identify which systems will require more detailed evaluations.
  • Project Implementation – Work with Technical Services Managers to coordinate the implementation of EWW savings projects, including the planning, budgeting, and scheduling for the design, installation, commissioning, and verification of projects.
  • Inter-Departmental Coordination – Liaise with other departments (i.e. Procurement, EH&S, Technical Services) to ensure effective cooperation on project execution.
  • Incentive & Rebate Programs – Oversee the securing and tracking of all Incentive & Rebate programs and applications for projects executed by all departments. Maintain current information on all relevant programs and ensure participation where appropriate.
  • Measurement & Verification Strategy – Develop a strategy for the Measurement & Verification of EWW savings projects at a corporate level (i.e. not involved at project level).
  • Sustainability-Driven Behaviour and Business Process Improvements – Work to create and foster a sustainable culture at CAPREIT and provide an avenue for employees to recognize and report issues and ideas regarding energy conservation and efficiency.
  • Employee Awareness Program – Implement an employee training and awareness program to promote sustainability & energy conservation and communicate the initiatives undertaken.
  • Department & Regional Updates: Manage monthly Sustainability Team meetings with department staff and other departments as required. Provide quarterly updates to Regional Teams.
  • Reporting – Complete Quarterly Reports as part of the OPA Energy Manager program and CIB Financing (pending program availability).

Qualifications:

  • Minimum 5 years experience progressive experience
  • Must have a professional designation as a Certified Engineering Technician / Technologist (CET), a Certified Energy Manager (CEM) or a licensed professional engineer of Ontario (P.Eng.)
  • A strong background in industrial energy use and energy management;
  • Highly organized and ability to work independently
  • Self-starter
  • High proficiency in office computer applications (i.e. Microsoft Excel, Word, Vision, Power Point)
  • Excellent communication skills.
  • Valid G driver’s license and reliable personal vehicle.
